1. Form a PT PMA Company 📋
Nominate 2 directors & hire a lawyer (I used Bali Legals in Seminyak—Maretta's my go-to). Essential for foreign ownership.
2. Get Your KITAS Investor Visa 🛂
2-year renewable visa. Lawyer handles it—your golden ticket to stay & invest legally.
3. Hire a Notary for the Lease 🏛️
Cheaper than lawyers, everywhere in Bali. They'll craft a fair lease with the villa owner.
4. Open a Wise Account 💸
Best for transferring purchase funds from abroad (can't pull Bali income out—trust me, I tried).
5. Cash sale. You will need the money. There are no loans for this purpose. It is usually done via Asset Sale in your home country 💰
Sell something back home to fund it cleanly.
6. Set Up a Local Bank Account 🏦
We started with Permata (clunky), switch to Mandiri (better, but no Commonwealth vibes!).
